For Home Sellers
Home Sellers who list their property for sale with 1st Option
Realty will pay 1st Option Realty the fee as determined in the
Home Sellers' Pricing Model. Home Sellers also pay a fee to the
Buyer's agent whether the Buyer is represented by 1st Option
Realty or another agent. Void where prohibited by law or lender.

or discontinuation without notice. At the seller's option, actual
commission paid to the buyer's agent may vary based on regional
and individual agent business practices, and market conditions.
Minimum listing fee of $795 will apply.
For Home Buyers
In the event that any rebate is in the form of a check issued
by 1st Option Realty outside of escrow, where such funds have
not been used to reduce closing costs, 1st Option Realty will
report such payment on Internal Revenue Service Form 1099 and
any applicable state form. Rebate program is only available where
permitted under state and federal law and when not otherwise
prohibited by the buyer's lender(s) There may be tax consequences.
Remember, a real estate broker is qualified to advise on real
estate. If you need legal or tax advice, you should consult with
the appropriate professional. Offer subject to conditions, limitations,
exclusions, modifications, and/or discontinuation without notice.
Maximum rebate amount is $15,000. Actual Buyer's agent commission
may vary based on regional, individual and listing agent business
practices.
For Referrals
1st Option Realty does not guarantee or warrant the services
provided by real estate brokers/agents that 1st Option Realty
refers to you. Each homebuyer/seller must independently verify
the quality and experience of each real estate broker/agent that
they hire. The commissions paid are subject to the agreement
between the individual homebuyer/seller and the broker receiving
the referral. A homebuyer/seller who is represented by, or referred
to, another broker is not eligible for a rebate or reduced commission
from 1st Option Realty.
